Gardenbure Development is a residential land-development company in Texas. The work is the land, the entitlements, the deal structure, and the engineering that must be true before homebuilders can start.
Gardenbure finds and entitles land, structures deals and financing, and gets communities ready for homebuilders. Sofi Lakes, in Katy and Waller County, is the primary active project — a master-planned lake community, not a branding exercise. Home sales and tours for that community live on sofilakes.com.
Other Gardenbure work includes Acorn Ranch, Yara Lakes, Azhule Homes, La Porte Ranch, and land-development work in Granbury that includes water and wastewater coordination.
Gardenbure is not a brokerage. Licensed brokerage, when it is required, is handled through GO-M Realty — a separate company.

Sophia Filfil is a residential land developer and the CEO of Gardenbure Development. She finds and entitles land, structures the deals and financing, and gets communities ready for homebuilders — including Sofi Lakes, a master-planned lake community in Katy / Waller County.
Day to day, that means bringing the land, negotiating with sellers and lenders, setting up seller financing and partnerships, working with engineers and the district, and coordinating builders and HOA readiness so a tract can become buildable lots.
Sophia is not a licensed real estate broker, REALTOR®, or TREC broker. When licensed brokerage is required, it is handled through GO-M Realty, a separate company.
